Brookhollow Estates Open House/Condo

There was a good turnout yesterday for the Open House held at the new condos in Brookhollow Estates. The event was hosted by Bill Larocque and his gang at Royal LePage. Helping Bill serve burgers and drinks were the Crude Hitters roller derby team (they have a game Saturday night at the curling rink).

Clark Place Condo Development Celebration

This afternoon was an opportunity to celebrate a lot of work that has not been seen. Work completed by the Provincial Government, Marathon Equities, Excelsior Quality Builders Ltd, Head Start, Synergy Credit Union, and the Town of Kindersley towards the development of new homes for Kindersley. Today was the start of 24 new condos of a 70 unit complex. Construction on the condos has already started, they are modular, and it is expected that the homes will be ready and people moved in for Christmas.

One of the things we learned today was that the homes will cost $336,000. Council is still working towards more attainable housing as well.

The following are my speaking notes celebrating the Clark Place sod turning.

·         This day is finally here.

·         New home construction is starting beginning with this condo project

·         I have tired of saying “we are working on it” and today can we give a little pause to that expression.

·         Homes are happening and we will continue working in this direction

·         It takes a lot of people, and money, to make this day happen

·         On behalf of the Town of Kindersley I would like to express our gratitude for the work done by many people to alleviate Kindersley’s housing shortage. A shortage that threatens our social and economic health.

·         Our MLA Minister Bill Boyd for the provinces support of the program

·         Since 2012 Headstart has played a role including hosting a developers forum.

·         From Head Start I want to thank Wanda Hunchak and Marlin Stangeland for their patience and persistence to make this day possible. I would also like to thank Rhonda Young from Head Start who helped get the process rolling

·         Back in the summer of 2013 Council met a visionary and hard working developer who has rolled up his sleeves to turn a lot of bare land into lots for development.

·         Wynn Sturm has been a great partner pushing and working for new housing in Kindersley.

·         Wynn, thank you for your patience and dedication so this day can be celebrated.

·         Wynn is the owner of both Marathon Properties the developer and visionary of Brookhollow Estates and the owner of Excelsior Quality Builders Ltd who are building the 24 condos

·         Projects like this need money and I want to express our appreciation to Synergy Credit Union and Branch Manager Barb Derbawka for demonstrating their support for Kindersley

·         Gratitude also needs to be extended to the unsung heroes at the Town Office for doing your part in helping us realize this day. Bernie, please extend our thanks to your staff for their hard work.

·         The importance of this project cannot be understated.

·         We have a growing and dynamic community that is bursting at the seams with economic activity and opportunity.

·         These homes are the first step in building Kindersley’s future

Brookhollow Estates: Jackson CT

I have been pretty busy, including out of town for work, but will get more picture of the work to date at Brookhollow Estates.

Brookhollow Estates: For Sale

Brookhollow Estates is moving along. Soon you will see a large "For Sale" sign advertising: residential lots, condos, and senior's housing.

Here are some quick notes:

• Some of the services along Clarke Dr is about 6.5 metres (20') deep,
• to do this work a long ditch is dug in which a high-low works about 3 metres down and then digs down a further 3 metres or so.
• One street's digging is complete;
• The water, sewer, and storm water pipelayers arrive this week and they need 46 working days to lay all of the pipe;
• After the pipe is laid then gravel will be hauled to develop the base for the road
• Once the base is complete then the gutter, curb, and sidewalk will be constructed.
• That is the infrastructure work for this year.
• While this work is being done houses can be built.

The work at Brookhollow Estates has been ongoing. A ditch, for what I assume is for water and waste water, has been dug.

What's with the Orange Fence?

Have you seen this little fence , hole and trench near the walking trail?

This is a line that has been identified serving the house east of Brookhollow Estates. The line is left like this to ensure it is not damaged until new lines can be connected to the house in question.

BrookHollow Estates Activity

Brookhollow Estates work has been slated to begin this past week. A 9 person work camp has been approved for use by the various contractors and can be seen north of the trail.

Brookhollow Estates is expected to start work on water and sewage lines during the week of May 10th.

There will be a different style of condos built then originally put forward.

Head Start is partnering in the development of the condos.

The other day I received the floor plans for some houses to be built along Brookhollow Blvd and Cooper Way. Theses are the houses that will face both streets. I don't know how much these homes will cost.

Recently Excelsior Builders sent me a streetscape of 5 proposed new houses on Brookhollow Blvd and Cooper Way; these are the same houses that you enter from Cooper Way but the owners will have a view of Motherwell Resevoir. As the developer says:

New Home for BrookHollow Blvd in Brookhollow Estates, entry to these home from Cooper Way.

"...the garage entrances are from Cooper Way, thereby making Brookhollow Blvd the main thoroughfare to highlight the natural walking trails and Motherwell Reservoir.   We will be submitting these drawings for Building Permits once we have calculated the final costs of construction."

Brookhollow Estates Update

Brookhollow Estates is still going forward. Infrastructure work has stopped until spring. Earth work has been completed for Phase 1 including staking of lots for title purposes.

We are still working to secure funding for affordable housing.

News Release: Officials Break Ground for New Housing Development

Desperately needed new housing is on its way for Kindersley as the official ground-breaking ceremony for Brookhollow Estates was held today at 1:30 pm.

Members of the public joined officials of the Town and developer Marathon Properties on site for the start of the 115 acre project that will create much needed new housing, infrastructure, and both residential and commercial lots in Kindersley. The development will be built east of the current Rosedale subdivision, extending north of the Motherwell Reservoir.

A presentation by Marathon Properties was held for the public following the ceremony at the Kindersley Town Office.

Phase One of the development will include the following residential lots:

·         58 lots for single, detached housing

·         16 lots for townhouses

·         3 lots for multiple-unit dwellings (i.e. duplex, tri-plex)

·         3 lots for high-density residential (apartments)

·         1 lot for seniors housing

“This exciting project is an important step in addressing the significant housing shortage in Kindersley. It is key to our growth and our future. I am thrilled that Marathon Properties has recognized the opportunities that exist in Kindersley, and has chosen to invest here,” says Mayor John Enns-Wind.

“Over the course of the next ten years, with staged development, Brookhollow Estates could become the home for more than 3,500 new friends and neighbours in Kindersley.”

Phase One of the Brookhollow Estates project is anticipated to provide a two-year inventory of homes in Kindersley. The developer is responsible to provide all infrastructure and deep services, including sidewalks, streetlights, curbs and gutters, resulting in zero cost to the taxpayer.

Once developed, lots will be sold to builders and/or the customer directly.

Tidbits Regarding the Work at Broohollow Estates

Here are some interesting things about the work going on at Brookhollow Estates:

• the bulldozers are equipped with satellite connections and lasers.
• the driver drives the bulldozer and the computers, programmed from Calgary, automatically adjust the blade and informs the driver when an area has met the specifications.
• the earth moving should be complete by Christmas.
• they are working 7 days per week.
• the surveyors are expected to have staking completed in January so the lots can be titled.
• if the winter is mild enough they want to install deep infrastructure.
• they want construction to start in the spring as soon as is possible.

Brookhollow Estates Sod Turning Ceremony

Friday afternoon was an historic day for Kindersley. Wynn Sturm, his daughter and heir Lana, of Marathon Equities, and the architect Wojtect, participated in a formal sod turning ceremony with us to celebrate the construction of Brookhollow Estates. There was good crowd in attendance for both the sod ceremony and the presentation in the Chambers.

A ceremony like this has long been needed in Kindersley. For too long housing has been a problem in Kindersley. Today marks the beginning construction for new homes of all types. In the first stage 58 lots are for sale along Cooper Way, Halpenny Road, and Brookhollow Blvd. The lots range in price from $92,900 - $119,900. Also beginning construction in the spring will be 3 condominium towers with 62 units each over 4 floors totaling 186 condo units. The initial designs look very good for the condos. The condos are expected to sell for about $280,000 - 285,000. I should mention that Marathon Equities sets and enforces architectural controls. The condo will be Senior accessible with wider doors and elevators.

Because yesterday was Black Friday in the States, and it seems to be moving to Canada, Wynn and his group are offering 5% off the sale of a lot for someone who wants to build their own home. If you are a home builder and buy 3 or more lots then you receive 10% off. Forms are available at the Town Office.

Also announced yesterday was talks between Wynn and his group and a builder who wants to build a Senior's complex. Those talks are exploratory and it remains to be seen what the result will be.

One more thing: we are still working with the province to retain the $1 million grant towards affordable housing. Affordable housing is significant need and we are working towards the provision of such housing.
